The 1st time home buying programs that my lender has available assist with Down Payment and Closing costs.
There are programs available in Washington D.C, Prince Georges County and Montgomery County.
It’s best for you to have a 620 credit score or higher.
I wouldn’t recommend buying a home if your score is under 600.
The 1st step would be to email or call my preferred Lender or you can find a lender yourself.
Lender will let you know how much you can qualify for and or what you’ll need to do to qualify.
After meeting with the lender, I will take you out to see homes and after you find one that you like we will submit the offer.
The offer package will include a lender letter and a Ernest Money Deposit (EMD is a good faith deposit)
I will negotiate on your behalf and then we will ratify the contract if all parties agree.
After Ratification the home will be Under Contact/Pending/Due Diligence.
During that time period we will do the home inspection ($350-$450)
The home inspector will let you know everything that is wrong with home.
We will do more negotiations based on the home inspection report.
During that time you can choose to Walk away from the deal or continue.
If you decide to continue the next step is Appraisal where you lender justifies the price.
After the price is justified then it’s just a matter of you staying in touch with me & your lender and doing everything that she says for about 30-45 days.
Then you’ll move into your own home.
